Introduction

/Our role > BIM managers and Architects.
/Our brief > Design, 3D modelling, coordination and data management for the retrofit and extension of a locally listed building.
/RIBA Stages > 1 to 5.

Challenges

/Challenge 01 > BIM modelling (geometry + data) of the existing listed building and its unique features to support a heritage-led approach.
/Challenge 02 > Update the consented design to better preserve the existing features and make the best use of an existing built asset.
/Challenge 03 > Communicate the complexity of the interactions between heritage and design to all stakeholders.

Solutions

/Software > We used Graphisoft’s Archicad to 3D model the existing building based on a point cloud survey in E57 format and support the design work.
/Design tool > We coded a bespoke design tool – CloudTool – in GDL scripting language to easily manipulate the E57 point cloud in Archicad.
/BIMx > We used Graphisoft’s BIMx platform to export our digital twin for visualisation by the project team, the client and the Local Planning Authority in 2D, 3D and data formats.

Results

/A streamlined design, coordination and construction process based on a 3D BIM model providing geometry and data to extract the required information to perform assessments, simulations and analysis.
/All 2D, 3D and data construction information extracted directly from the digital twin, including quantities, doors schedule, windows schedules, U-values, etc.
/An easy and free to navigate digital twin via the BIMx platform.

/The BIM model has been instrumental in discussing the heritage-led design with Runnymede Borough Council and its Planning Committee (direct exchange during the pre-submission discussions).
